Many times a home buyers pay a home inspector to inspect a house and provide a report. This report provides useful information to the buyer, however; it does not go deep enough into the quality of the air conditioning system. Most inspectors will perform a visual inspection of the system and the ductwork and even measure the supply and return temperatures. The measuring of supply and return temperatures is like having your temperature taken by a doctor. An abnormal temperature difference may mean you have a cold or something life threatening, but you don't which. It is the same thing with air conditioning.
We often we receive frantic calls from a buyers or sellers stating the the temperature difference is below 15 degrees or above 20 degrees only to find that the problems was simply a dirty filter. With our thorough inspection we catch this and more. Many times we can catch a system that has a refrigerant leak but had refrigerant added to pass the inspection. Later on after you move in, you would be dealing with this problem.
